Context: Looking to buy a condo/townhome in Playa Vista and love everything about the area/work nearby so I know it will be a good "home" for my wife and I. But the concern is it is an extremely expensive area at the moment and I worry it will be a poor investment long term.
Looking for any and all opinions positive or negative, but specifically interested in negatives and potential future drawbacks to the area that could effect its value long term.
(note: this is specifically about playa vista which is a pretty small sliver of condos/townhomes. I'm not referring to the larger playa del rey area)

2021.10.26 16:03 Zer0Grey Tips for Teambuilding and Gearing Characters

Hey all, I see a lot of posts on here along the lines of "what team should I make with these characters", so I thought I'd do a short write-up on how to go about creating your own teams. While it's easy to look at online team guides or Abyss clear stats and just copy paste a Ganyu team or a National team, I'm sure plenty of people don't have/like all of those characters and just want to know what works well with what they want to use. I'll end the post with some resource management tips for newer players just starting out.
Teambuilding Tips

  1. While not the only way to think of a team, it's easiest to think of a team in terms of having 3 off field characters and 1 on field character. Some characters are good at both, but you're only hurting yourself by having, for example, Keqing Razor and Diluc all on one team because they do nothing for each other when they are off field. Many characters can be fine as on field or off field characters, but you should really read through a character's abilities and decide if they're better at helping their teammates or better at helping themselves.
  2. For elements, decide what elemental reaction/reactions you want your team to do. A lot of good teams will really only seek to perform 1-3 reactions, usually 2. A "fireworks" comp seeks to use fire, water, and electric to make a bunch of reactions, and with Anemo added, they usually perform 4+ reactions. These teams are great but they are an exception. The main teamcomp types based on reactions are reverse vape, reverse melt, perma freeze, physical (basically a superconduct comp), and electro-charged (also called Tazer). You may be asking why comps aren't built around forward melt/vaporize, and the answer is that these reactions are great and you will use them, but since hydro applies easier than pyro (and pyro easier than cryo), the reverse reaction is far more common and teams are built with that in mind.
  3. Don't add elements into your team that will mess up your reaction synergy. Xiangling is great, but not in your perma-freeze comp. Overload is generally not desired unless you have a consistent method of keeping enemies grouped, so if you're already running fire/water or fire/ice with no anemo, keep electro characters out of there.
  4. Build an Anemo character. Don't think about it, just do it. Grouping enemies to kill them faster is like 90% of playing Genshin Impact, and having Venti/Kazuha/Sucrose/Jean will make your life much easier. If you don't have any of those, you can settle with Anemo MC but you should plan to get one of those 4 at the earliest opportunity (Sayu and Xiao are good but they don't group). It sucks that this is the case, but it is what it is.
  5. Keep in mind your team's weaknesses and build other characters to cover those weaknesses. Some weaknesses are fine depending on the content (for example, you don't need to break pyro shields on the 2nd round of the current event dungeon, but you do need to break cryo shields), but you at least need to know what your team is bad at and what to swap in when you're faced with adversity. Here is a list of common weaknesses a team can have that you need to cover for: Bad shield break (lacking pyro, hydro, cryo, or geo/claymore), bad grouping (lacking anemo), lack of ranged damage, lack of shields, lack of healing, lack of energy generation, overly reliant on abilities (for content that increases your cooldowns)
  6. Elemental Resonances are great and you should seek to include one in your team. The general elemental resist buff doesn't do much to help your team do more damage, but the pyro, cryo, geo, and anemo resonances do. For the overworld you might seek to have more flexibility with more elements, but generally more damage = good.
Gearing Tips for New Players
  1. When building a character, remember each of the "Fantastic Four" of power: character level, weapon level, artifacts, and talent level. It happens so often that a character is weak because a player has forgotten one of these four things (usually talent levels). Please make sure you have all four things!!!
  2. For your off-field support characters, aim for character lvl 75, lvl 90 weapon, 1/7/7 talents, and +16 gold artifacts of the proper set. For characters that deal damage, aim for at least 50% crit chance, 100% crit damage, and 1500 attack, but of course more is better. Most characters also require at least 140% energy recharge, and often play more comfortably at 200%. Any character geared like this is viable for any content in the game currently. You should invest more heavily into a hyper carry character, aiming for at least lvl 80/90, lvl 90 weapon, +20 artifacts, 8/8/8 talents. Aim for at least 60% crit with as much crit dmg as you can get.
  3. Learn to settle for artifacts, especially when you're just starting out. If you're reaching the stats listed above already, you need to recognize when the odds of you finding something better than you already have are way too low for you to keep looking. For EM artifacts for Anemo characters, settle for purples with good subs until your other characters are geared enough for you to hard farm the Viridescent domain. Perfection in artifacts is nearly impossible. Accept that you'll have godly pieces here and there, but not perfect gear for one character.
  4. Don't waste stuff by building things you don't need. When starting out, there's no need to get any character to 90. There's no need to level anyone's flower artifact to +20. Don't level your Diona's auto attack talent to +8. While lvl 90 weapons are the most worth it, every other last-tier upgrade is significantly more costly than lower tier upgrades and needs to be considered very carefully.
While most of the stuff in this post is pretty basic, it's definitely stuff that new players don't always think about. For anyone struggling with the Abyss or the new event, make sure to keep these things in mind.

Hello everyone! My 8 week old Rottweiler is about to turn 9 weeks tomorrow and I just have some questions about crate training. For a day or two after we got him (on the 8week mark), he did cry in his crate pretty good. Now however, he's pretty much silent. Unless he has to go to the bathroom or has been in there for a really long time like overnight, he falls asleep pretty quickly. We haven't been feeding him in the crate as I've seen suggested only because he's pretty small right now and so is his division of the crate. There really wouldn't be enough room for his food and water bowl to be in there and for him to be in there at the same time. As I said, once he's in there and we put the blanket over top of the crate he gets nice and comfortable and falls asleep. My concern is that I've been trying to entice him to go into the crate on his own instead of picking him up and putting him in there, and you can tell he wants to go get the treat in the crate, but at the same time he doesn't want to go in the crate. So I usually end up picking him up and then after I put him in there I give him a treat. Thoughts? I just don't want him to get older and have it be that I can't pick him up and put him in there, and I definitely know that I wouldn't want to force him as you shouldn't any dog. Should I just keep doing what I'm doing? I do have two dedicated toys that stay in there and sometimes you can hear him chewing on them in the middle of the night which is good, he knows that if he's not sleepy enough that he can entertain himself. I just want his crate to be a comfort place and not something that he purposely tries to avoid unless placed inside.
